New Build Energy Performance Certificates (EPCs)
Energy Assessor Scotland (EAS) offer a comprehensive range of services to a wide client base across the UK. With the building industry striving to recover, many NEW BUILD projects are underway and EAS are poised to assist in delivering Energy Performance Certificates to comply with the requirements of the EU Energy Performance of Building Directive
(EPBD).
Under this legislation all new builds, both domestic and commercial, are required to have an

We can deliver your EPC within your specified time frame cost effectively. All that we require is that you provide a copy of the working drawings in order that we can produce an accurate EPC and offer advice on how to achieve Building Regulation Compliance.
An EPC is produced from an energy rating calculation using SAP or
SBEM software and demonstrates the energy efficiency of a dwelling upon
completion and will include any recommendations for
increasing performance if appropriate.

New Build (SAP) Calculations
Standard Assessment Procedure (SAP) calculations are a mandatory
requirement for any new build dwelling. SAP is used to show compliance
with Part L (Part 6 Scotland) of the Building Regulations and is applied at the design
stage of the build process.
SAP calculates the energy cost and carbon emissions generated to heat, light, ventilate and provide hot water to a building. EAS are fully qualified in SAP
Assessing and have been producing EPC's since the introduction of legislation. We are able to provide calculations for the following:

- Conversions
- Extensions
New Build (SBEM) Calculations
Simplified Building Energy Model (SBEM) Calculations are a mandatory requirement for any heated, new commercial building exceeding 50m square of Gross Internal Area (GIA) floor area.
Energy Assessor Scotland are able to provide SBEM calculations for all commercial buildings, such as, but not limited to:
- Hospitals
- Hotels
- Offices and warehouses
- Sports Centres
- Care/Nursing Homes
- Community Centres
- And many more. . .
SBEM software is used to calculate the energy cost and carbon emissions generated through the process of heating, lighting, ventilating, cooling and the provision of hot water to the building. Compliance with Part L (Part 6 Scotland) of the
Building Regulations can also be demonstrated using SBEM and should be applied from the design stage of
the build process.
Our RICS trained and accredited assessors are ready to produce your SBEM calculations and EPC's. As well as for New Build projects our services are also available for extensions and conversions.
